Community Meeting (July 31, 2018 ) for a Rezoning and Site Plan Application, 6194 S Franklin St

Background A community meeting was held on May 18, 2018 at the Southglenn Library regarding the proposed rezoning and potential development of nine single-family homes on the parcel located at 6194 S Franklin St (the “Property”). The developer, Creekside Homes LLC, decided not to move forward with the project. Since then, the City has received another Rezoning and Site Plan presubmittal application for the Property from a different developer (JE Home). A pre-submittal meeting between JE Home and City staff was held on June 27, 2018. Prior to the developer submitting a formal application, they must schedule another community meeting. Great information from Perry  Herrmann From the Denver Business Journal  Dec 10, 2012 California company buys Village Homes  A California homebuilder announced Monday it's entering the Colorado market with the purchase of "various entities" operating under the Village Homes name in Denver, Fort Collins and Granby. William Lyon Homes Inc., of Newport Beach, Calif., didn't disclose what it paid. The company, which builds homes in California, Arizona and Nevada, said Village Homes will operate as a division of William Lyon Homes. J. Eric Eckberg, president of Greenwood Village-based Village Homes , will remain in charge and report to Matthew Zaist, executive vice president of William Lyon Homes. Village Homes started in 1984.  The company filed for bankruptcy protection in 2008, listing $103.9 million in assets and $138.4 million in liabilities.  A joint venture between Lowe Enterprises and Homebuilder Capital Solutions LLC acquired most Village Home...

As many of you know a new developer is proposing to split the lot on 6194 S Franklin St into six lots. They have filled a preliminary application but there is no community meeting scheduled yet. Good morning, I wanted to provide you with an update on  6194 S Franklin St  since the community meeting with Creekside Homes on May 18 th . Creekside Homes has decided to not move forward with their project. The City did, however, recently receive a pre-submittal application from a different developer who is proposing six lots. You may receive a copy of their application by filling out a public records request at http://www.centennialco.gov/ City-Clerk/public-records- request-form.aspx If they decide to move forward with a formal application, they will be required to hold a community meeting just as Creekside Homes was required to. Once a date is set, I will email a notice to everyone on the distribution list at least 2 weeks in advance. (If you are receiving this email, you are on the list). Greetings, My name is Rebecca Franciscus and my husband and I live in Orr Estates right across from the proposed development.  I was the blond lady that asked several questions at the community meeting last Friday. I am an attorney (but not a land use attorney), and recommend strongly that we engage legal counsel on behalf of our group to oppose the Creekside Homes LLC application.  Specifically, as we all know, the key to defeating the application will be to present a unified front with cogent legal and factual analysis regarding the nine approval standards for rezoning. REZONE of property at 6194 S. Franklin St. (by Amy Price)

Candace Moon, Kathy Turley and Kelly Hickler, Just a short but IMPORTANT message to inform you that I am AGAINST the REZONE for the property at 6194 S. Franklin St. The reason we bought our house is because of this awesome secluded neighborhood known as Cromwell Heights/ Franklin Meadows. Reasons for OBJECTION About 10+ years ago, the property west of 6194 S. Franklin St. was sold and went from a single house property to multiple houses. To this day, I STILL notice all the extra traffic from the additional houses. I do NOT want to see increased automobile traffic. S. Franklin St. has a unique quality in that a BUNCH of foot/bicycle traffic occupies this country road and adding even more automobile traffic would NOT be an ideal situation! The intersection of S. Franklin St. and Orchard Rd. just can't handle all the extra traffic that this proposed REZONE change would bring! I feel the proposed 'RA' zoning would greatly reduce home/propert...

Good remarks by all !! Saber mentioned something that will be a good point at the meeting. What about parking with all the activity within the very small area and 9 homes jammed in. No turn around, cars in and out in that tight "end of street". Again, It's not only the downgrading of our wonderful country atmosphere but, as Tom says the danger to the walkers, riders, kids etc with the increased traffic. I am afraid that this development will only lead to further downgrades in the future, i.e. the 2 acres on the Holm property, Franklin street widened, and possibly putting Franklin through over the canal. Increased traffic will eventually justify Centennial widening the street, and possibly the bridge over Big Dry. We can't let these dominoes start to fall. Are those reasons not important today? My name is Saber Amine and my address is 6071 S Franklin Street. I have been a resident of Franklin Meadows since 2012. My family and I moved here because we fell in love with the laid-back and Country feel of the neighborhood. Before I share with you the technical aspects of what it means to allow the zoning changes, let me share some general thoughts about the proposed changes: 1- As many of you know Franklin St has no sidewalk and with the opening of the new bridge on the Highline Canal we are seeing a significant increase of pedestrian traffic. Now imagine increasing the auto traffic by 45%. This is a recipe for disaster for people and pets both on Franklin st and at the Orchard intersection. 2- If we allow the zoning changes, it would be hard to control what the developer will decide to do. Hi Neighbors, Please read this packet of information regarding the potential rezone of the property at 6194 S. Franklin. (The top of Franklin St, east side, on the Highline Canal) The City of Centennial will be holding a meeting on Friday the 18th of May at 6:00 at the Southglenn Library concerning the rezoning of this property from 2 acre lots to proposed 9! NINE!! houses on 2 acres. We are hoping you will join us as a unified neighborhood against this craziness! If rezoned it would affect our Franklin St neighborhood mightily. Traffic increase, setting a precedent for continued rezoning of the east side of Franklin St, property values, etc. The east side of Franklin St. is zoned NC2A and was rezoned to "protect the character of the neighborhood and the conservation of the land".
