Community Meeting (July 31, 2018 ) for a Rezoning and Site Plan Application, 6194 S Franklin St
Background
A community meeting was held on May 18, 2018 at the Southglenn Library regarding the proposed rezoning and potential development of nine single-family homes on the parcel located at 6194 S Franklin St (the “Property”). The developer, Creekside Homes LLC, decided not to move forward with the project. Since then, the City has received another Rezoning and Site Plan presubmittal application for the Property from a different developer (JE Home).
A pre-submittal meeting between JE Home and City staff was held on June 27, 2018. Prior to the developer submitting a formal application, they must schedule another community meeting. The meeting information is below.
The developer and City staff will be available to answer questions and provide more information about the proposed project starting at 6:00 P.M.

Summary of Proposal
The new developer, JE Home, proposes to rezone the Property from Neighborhood Conservation 2 Acres (NC2A) to Auto-Urban Residential (RA) and submit a Site Plan for six single-family residences. Please see the attached Letter of Intent and Conceptual Site Plan for additional details. Summary of Development Review Process A community meeting is required to be held after the pre-submittal meeting and prior to a formal submittal. The purpose of the community meeting is to inform adjacent property owners and neighborhoods about the proposed development application and seek comments about its potential impacts. No decisions about the project are made at the community meeting. All Rezoning applications must go to a City Council public hearing for a final decision. The Site Plan will go to a Planning & Zoning Commission public hearing for a decision, and then to City Council for ratification. Prior to the public hearings, all interested parties will have the opportunity to submit comments on the Rezoning and Site Plan applications. After the community meeting, the developer must summarize all input received and submit the summary with their formal application. Anyone who provides their email address will be emailed a referral packet with the application materials, and have the opportunity to submit additional comments to the City and developer.
